For owners
Two routes, depending on what you have in mind: we rent your apartment long term and pay a fixed rent every month. Or we buy it from you. Either way you are dealing with us directly.
Keep it
or let it go.
Which route is the right one comes down to a single question: do you want to keep the apartment in your portfolio or not?
You keep it – we rent
The apartment stays with you. We are your tenant, pay the rent reliably every month and take on the furnishing, the upkeep and the maintenance of its value at our own cost. Completely free of stress for you.
You let it go – we buy
We do not only rent, we buy as well – for our own portfolio, with no agent in between and without you having to put anything right beforehand. And we are quick and uncomplicated about it: we have no financing to arrange, we can decide as soon as we have seen the apartment.
One tenant.
One contract.
A fixed rent.
We rent your apartment long term – as an ordinary tenant, on a commercial lease with permission to sublet. From the day you sign you are dealing with exactly one point of contact: us.
What happens in the apartment after that is our business and our risk. We furnish it at our own expense, take the photos and look after guests, cleaning, laundry, maintenance and everything else. Whether we fill the apartment to 100 per cent or to 60 per cent next month makes no difference to your rent.
To put it plainly: you do not get a share of the revenue, and in return you carry no occupancy risk. You get a fixed, predictable rent – month after month, including that quiet week in January.
- Guaranteed rent. The same amount every month, on time, regardless of bookings and season.
- No effort at all. No looking for the next tenant, no viewings, no phone calls about a dripping tap.
- No furnishing costs for you. Furniture, equipment and ongoing replacements are entirely at our expense.
- The apartment stays in top condition. It is our product: professionally cleaned after every stay and checked regularly.
- Thought through for the long term. We are looking for properties we can stay in for years – not somewhere to park until the next offer.

From the first call
to the first rent
As a rule only a few weeks pass between the first conversation and the contract. And if your apartment is not right for us, we will say so straight out.
Getting to know each other
We look at the apartment and talk about location, condition and what you have in mind. After that you know whether we are a fit.
Offer
You get a specific figure: the monthly rent we will pay you and the term we have in mind. No haggling games.
Contract & handover
A commercial lease with permission to sublet, a handover record, meter readings. Properly documented for both sides.
We take over
We furnish the place and start operating. From then on what you mainly see is the rent arriving in your account.
What we are looking for
Two to four-room apartments in decent condition, well connected, in Braunschweig, Wolfsburg and the immediate surrounding area. Several units in the same building are very welcome.
Where we say no honestly
Properties with an unresolved declaration of division, buildings with a strict ban on short-term letting, and apartments in need of renovation where the owner has no budget for it.
What we clear up beforehand
The local authority's rules on change of use and on registration, the consent of the owners' association, and insurance cover. We go through all of that together.
The actual rent depends on the apartment, the location, the size and the condition. We name it in conversation, with a calculation behind it you can follow – not as a blanket promise on a website.
We do not
only rent.
We buy too.
Not every owner wants to stay a landlord. An inherited property held jointly, a move, retirement, or simply having had enough of the administration – in cases like these we buy the apartment instead of renting it.
We buy for our own portfolio, not on behalf of someone else. That is the practical difference from an agent: you are talking to the buyer, not to somebody who still has to sell your property on.
Needing renovation is not a reason for us to say no. You do not have to paint anything, repair anything or have anything cleared out beforehand – we look at the apartment as it is.
- No agent's commission. You sell directly to us; nobody sits in between taking a cut.
- No stream of viewings. Instead of twenty interested parties, three of whom are serious, someone from us comes round once.
- Condition is a matter for negotiation, not an obstacle. Empty apartments, and ones that are showing their age, are of interest to us too.
- Discreet. No listing, no sign on the balcony, no photos of your apartment on the internet.
- An early no rather than being strung along. If the property is not right for us, we say so in the first conversation and not six weeks later.

No, and that is deliberate. You get a fixed rent and carry no occupancy risk in return. If a month goes badly, that is our problem; if it goes well, that is our earnings. Predictability rather than a rollercoaster.
We do, in full. Furniture, kitchen equipment, linen, appliances and ongoing replacements are a hundred per cent at our expense. You invest nothing.
Small things we repair ourselves without asking. For anything larger we are insured. You will not be bothered with tradesmen's appointments.
We think in years, not in months – typically a term of several years with an option to extend. The exact wording we agree with you.
Do ask. Individual days for your own use can usually be arranged, as long as we know in good time and can block them in the calendar.
No. You do not have to paint, repair or clear anything out. We look at the apartment in the condition it is in and factor the work into our offer – transparently, and not as a blanket deduction.

What would your apartment be worth to us?
Send us the address, the size and the condition – and whether you want to rent out or sell. You will get a first assessment with a specific figure, and an honest no if the property is not right.
